From a resident concern to a clear plan
Start with the affected apartment or common area, the history of the issue and any previous work. We discuss access and the inspection or service needed to understand the next step.
Pest management across your property
- Inspect reported activity in apartments, basements, storage rooms and accessible common areas.
- Discuss treatment and monitoring, together with entry points, leaks and sanitation conditions that may need attention.
- Coordinate tenant access and preparation, and document recommendations for repairs or follow-up service.
Inspections and records you can act on
For mold, moisture or lead concerns, agree on the inspection purpose and reporting scope before booking. Share relevant notices, prior reports and deadlines so the work can be planned around your property’s needs.
Coordinate the follow-through
Keep inspection findings, maintenance tasks and specialist work clearly assigned. For recurring service or larger projects, confirm the schedule, responsible providers and documentation before work begins.
NYC owner responsibilities
For residential buildings with three or more apartments, Local Law 55 requires annual inspections for indoor allergen hazards and responses to tenant complaints. Covered owners must address pest and mold conditions and contributing defects, prepare vacant apartments and provide required tenant information.
HPD also describes circumstances requiring independent licensed mold assessment and remediation. Your building and the condition determine the applicable requirements.
